Process & Scheduling: The ‘how to’ for major apartment renovations starts with filing an application agreement form. Fees are the following:
Security Deposit: The sum of $5,000 will be held as a deposit in accordance with paragraph 13 of the Agreement, (if applicable). Contact Ingrid McGregor, imcgregor@maxwellkates.com. She will initiate the application process thru rentable.com.
Alteration Fee: A processing fee in the sum of $250 should be made payable to Maxwell Kates Inc. (managing agent for the Foundry. ) This check should be sent to Maxwell Kates, attn: Ingrid McGregor, 9 East 38th Street, 6th Floor, New York, NY 10016.
Requirements: Checklist of approval by engineer depends on the extent and kind of renovations. Click here to view list of required approvals. Also to note, that anyone working in the building must have workers compensation even if they are a sole proprietor
Approval Timeframe: If there is plumbing or electrical work involved, allow 3 weeks for engineering approval. However, some projects can get approved much more quickly depending on the scope of the project and how responsive the shareholder’s contractor, architect, and Lane Engineering is. For a full gut renovation approval, it varies on how through the information regarding the renovation is and how well all concerns from the building architects are addressed.
Insurance form: All vendors must have our approved insurance. Attached is the sample COI (Certificate of Insurance) to be filled-in and submitted to Ingrid McGregor at Maxwell Kates before any work may proceed. imcgregor@maxwellkates.com
