(Q) Within each dwelling, what repairs are the shareholder’s (lessee) responsibility, and what are the responsibilities of the Coop (lessor)?
(A) All responsibilities can be found in the property lease (paragraph 18): In short, all issues inside the walls, plumbing, heating and gas are responsibility of the Coop. See detailed information
(Q) Is smoking allowed in the buildings?
(A) Smoking is allowed in individual apartments, though it is important to keep in mind that hallways and shared spaces should be free from smells.
(Q) What kind and size of pets are allowed?
(A) Description of pets is described in the ‘house rules’(15) which can be found under ‘Welcome section’, as well as in this link.
(Q) Where do I find my packages or deliveries?
(A) In 310, most packages will be located in the lobby past elevators. In 312, they are also placed in the lobby. Sometimes they are delivered to your apartment door. Packages should be picked-up as soon as possible to help keep the limited space available free from clutter.
(Q) What if I don’t get my delivery/package? What steps should I take?
(A) First and foremost, don’t call Glenn. The responsibility for all packages is between the sender and receiver. If missing package, first check tracking and contact sender. To insure you get your item, best to pick-up on time and move from lobby as soon as possible. If necessary, arrange for pick-up from others in building.
Q) What do I do in case of fire?
(A) Every year you will be sent the rules and information. You can also find them in this link. (need info here) In 310, fire escapes are located on each floor by ‘F line’ apartments. These will bring you to the back of the building. There is also a bridge that links both 310 and 312 located on the 2nd floor, (exit by 2F). In 312, the “A” stairwell will bring you to the courtyard in-between the 312 and 310 building.
(Q) Where are the laundry room/s and what are the hours?
(A) In 310 the laundry room in located in the basement.
In 312, it is located on the 2nd floor. Both are open 24/7.
(Q) Where do I put discarded items such as small electrical or bulky stuff such as furniture?
(A) In 310 these items should be disposed of thru the door in the basement that is under the stairs. (In area where bike room is located.) In 312, place items in compactor room, or if bulky, inform Glenn to arrange.
(Q) Household garbage?
(A) In both buildings use the chutes for household garbage. Make sure it is placed in a close/tied bag. Household garbage is everything other than food, cardboard and paper, or electronic and bulky items.
(Q) What items are considered ‘recycled’ and where do I place them?
(A) Recyclables are clean paper trash such as cardboard and paper goods.
In 310, there is a designation space in the basement laundry room.
In 312, use the compactor room located on each floor.
(Q) And what about compost?
(A) In both buildings, compost container is located in the laundry room.
(Q) How do I arrange for the exterminator?
(A) The exterminator comes every week on Thursdays between 8:30 – 9:30am.
To arrange for them to access your apartment, you need to be there. Sign-up sheet is located in laundry rooms on bulletin boards. Rule of thumb for prevention, it might be an idea to be have him visit every 2-3 months. This is up to the individual tenant.
(Q) When is Glenn available and when and how may I contact him?
(A) In general, Glenn’s hours are M-F 8am-5pm. He is available for emergencies* 24/7.

(Q) Guests and subletting
(A) Guests are welcomed as long as you are home. There is no renting of apartments for financial gain except if done properly thru subletting via Maxwell Kates. Visit the Subletting section for more information.
(Q) Lost keys or lock issues
(A) For lost building keys/fobs, contact Glenn. It is the tenant’s responsibility to arrange for keys or lock issues pertaining to their apartment.
(Q) If I have suggestions questions and concerns, where and how can I send them?
